Government Guaranteed Business Lending Program

United States Department of Agriculture/Rural Development (USDA)

  • USDA Business & Industry (only term loans, no revolving loans)
    • Loan use must be in rural area, low census tract, EXCEPT for local foods initiatives.  Local food loans may be urban areas AND are eligible for reduced USDA fees.
  • Rural Energy for America Program (REAP) for renewable energy and energy efficiency projects.

Terms
  • Maximum loan amount $25 million
  • Loan Maturity up to 40 years for real estate
  • Amortization up to 40 years for real estate (fully amortizing loans)
  • Payments - flexible payment options (interest only for a period, seasonal payment structures)
  • Prepayment Penalties apply - negotiated with Bank
Fees
  • USDA Guaranty Fee (payable to the USDA) 3% on the guaranteed loan portion
  • USDA Packaging Fee - negotiable (payable to bank or broker/agent)
  • Origination/construction fees (appraisal, environmental report, title, credit reports, etc.)
  • Brokers may charge fees
Interest Rates
  • Negotiated with Bank
  • Can be variable, fixed, or variable to fixed
  • Floors and ceilings available
Equity Requirements
  • Lender requirements, typical 20% equity for purchases/refinances and 25% for new construction
Collateral
  • The bank must secure the loan with bank recommended advance rates
  • Higher loan to collateral value, less equity required than a conventional loan
